Guaranteed rent UK wide
Your rent, paid every month. Occupied or not.
We lease your property directly, look after it, and pay you a fixed sum on the same date every month for the length of the agreement. No commission. No tenant-find fees. No void periods.
01 Since 1 May 2026
Section 21 has gone. The risk it covered has not.
The Renters' Rights Act 2025 came into force on 1 May 2026. Assured shorthold tenancies are now periodic, no-fault Section 21 notices have been abolished, and rent increases run through a statutory notice process rather than a clause in your tenancy agreement.
For a private landlord that means slower, more contested possession and less control over the income line. Under a guaranteed rent agreement your tenant is us. We hold the occupational relationship, we carry the possession risk, and your rent is a contractual obligation owed to you by a company rather than a monthly hope that a tenant pays.
A summary of the legislation, not legal advice. Please take independent advice on how the Act applies to your circumstances.
02 The scheme
A fixed income from your property, without the work of a let.
Being a landlord should not mean voids, arrears, repair calls at the weekend and agent fees eating the return.
We take the property on directly. We agree a fixed monthly rent, sign a plain-English agreement, and pay you on the same date every month for the length of the term. We carry the voids, we manage the occupier, and we hand the property back in good order.
Your property, in safe hands
We look after every home as if it were our own.
Quarterly inspections, a vetted national maintenance network, and a written schedule of condition at the start and the end of every agreement.
03 How it works
We become your tenant. You stop being a landlord.
That single mechanic is what makes the rent guaranteed. We sign a lease on your property and take on the occupier ourselves, so the income you receive is owed by a company under contract.
Valuation and offer
Tell us the postcode, type and size. You get an indicative figure on screen straight away and a written offer with the term and start date within 24 hours. No obligation.
Inspection and compliance
We visit, agree any light works, and check the paperwork: EPC, Gas Safety Record, EICR, buildings insurance and licensing where the local authority requires it.
Agreement and handover
You sign a plain-English guaranteed rent agreement and hand over three sets of keys. A written schedule of condition is recorded on the day. Usually a week or two.
Rent, every month
Your fixed sum lands by BACS on the same date each month for the full term, whether the property is occupied or standing empty. We handle everything else.
Handback
At the end of the term we return the property with vacant possession, in the condition recorded at the start, fair wear and tear excepted.
04 Compare
Three ways to protect your rent. Only one is certain.
Rent guarantee insurance is often sold as the same thing. It is not. Insurance pays out after a claim, with an excess, exclusions and an arrears period first. A guaranteed rent agreement simply pays.
05 The numbers
A headline rent is not what you receive. Here is what is.
Our figure sits below open-market rent, and we say so plainly. But a market rent is a gross number: commission, fees, voids, arrears, repairs and compliance all come out of it before anything reaches you. Below is the same Manchester house on a managed let and on a guaranteed rent agreement, with every deduction shown. The right-hand column does not move. That is the whole proposition.
An illustration, not a quotation. Assumes a market rent of £1,160 pcm and full management at 12% plus VAT charged on rent collected. Managed let: three weeks vacant each year, one month of arrears written off across the term, one tenancy change at a £600 tenant-find fee, two £600 renewals, two inventories at £180, repairs and responsive maintenance at £850 a year, an annual gas safety record and boiler service at £110, one EICR at £200, one EPC at £70, and council tax and utility standing charges of £220 a month while the property is empty. One bad tenancy adds a single possession action: five months without rent, £1,750 of legal and court costs, £1,200 to make good and re-let, and one further tenancy change. Guaranteed rent assumes £975 pcm for sixty months with no deductions. Your own figures will differ, and repair costs in particular vary widely by property. Nothing here is financial advice.
06 Who we work with
Four relationships, one operation.
Certainty, in writing, for up to seven years.
A fixed sum on a fixed date
Paid by BACS every month for the full term, whether the property is occupied or empty.
No fees of any kind
No commission, no tenant-find fee, no renewal fee, no management charge. The quoted figure is the received figure.
You are never the point of contact
We hold the occupational relationship. Repairs, arrears and disputes come to us, not to you.
Single flats through to portfolios
Houses, flats, purpose-built blocks and licensed HMOs. Portfolio landlords get one agreement and one contact.
Returned in recorded condition
Schedule of condition at handover and handback, with vacant possession, fair wear and tear excepted.

A supply partner built for procurement scrutiny.
We work with local authorities and registered providers to bring compliant private-sector stock into temporary and settled accommodation, at agreed standards and agreed response times.
Property standards evidenced, not asserted
HHSRS-aware condition surveys, with gas, electrical and fire safety documentation held current and available on request.
Defined repair response categories
Emergency, urgent and routine, each with a target response time and monthly reporting against it.
Safeguarding-aware tenancy management
Trained housing officers, clear escalation routes, and liaison with commissioning teams on vulnerable placements.
Procurement-ready documentation
Insurance certificates, financial standing, policies and references supplied as a standing pack for dynamic purchasing systems and frameworks.
Availability reported by area
Regular stock returns so placement teams know what is coming and where.

A home for the stock you cannot place.
Hard-to-let units, awkward configurations, and landlords who want out of management altogether. Refer them rather than lose them.
Your client stays your client
We take the property, not the relationship. Sales, valuations and future instructions remain yours, in writing.
Referral terms paid on completion
A flat fee per completed agreement, agreed before you introduce anything and confirmed in our referral terms.
Fast, predictable decisions
An indicative figure the same day, a formal offer within 24 hours, and handover usually inside two weeks.
Portfolio and block deals
We will look at whole blocks and multi-unit instructions that are uneconomic to manage tenancy by tenancy.

07 Your figure
See the number first. Decide afterwards.
Every other guaranteed rent scheme asks for your name, email and telephone number before it will tell you anything. We show you an indicative range on screen straight away, and you choose whether to take it further.
